What happens at your valuation
We will provide an informed assessment of your property’s market value, supported by our knowledge of local buyer demand, current market conditions and comparable sales. More importantly, we will discuss how your home should be positioned, identifying the pricing strategy and marketing approach most likely to generate interest from the right buyers while protecting its value.

Advice without obligation
There is no charge for a market appraisal and no expectation that you will instruct us. If the timing is not right, or another agent is a better fit for your home, we would rather tell you.

Accompanied viewings, whenever they suit

Every viewing is conducted by a director. Not an assistant, not a junior negotiator, and never a set of keys handed to a stranger.

It matters more than it might sound. A buyer standing in your kitchen will ask about the boiler, the roof, the neighbours, the school run and how the garden sits in winter. Those questions deserve proper answers from someone who knows your home and knows the area, because a confident answer keeps a buyer interested and a vague one loses them.

We accompany viewings in the evenings and at weekends, when the buyers who can afford your home are actually able to come. Every applicant is qualified before they arrive, so the people walking through your home are people in a genuine position to buy it.

You will hear from us after every viewing, with honest feedback, including the parts that are not what you hoped to hear. Nothing useful comes from an agent who only passes on the compliments.

Every offer is presented to you in full, with our honest assessment of the buyer behind it. The highest number is not always the best offer, and a proceedable buyer at a slightly lower figure is often worth considerably more than an ambitious one with a house still to sell.

We establish each buyer’s position before advising you: how the purchase is funded, whether a mortgage is agreed in principle, where they are in their own chain and how quickly they are able to move. You then decide with the full picture in front of you rather than a number in isolation.

Through to completion
Agreeing a sale is roughly the halfway point. The months that follow are where sales are lost, and they are where a good agent earns their fee.

We stay with your sale from acceptance to completion: liaising with solicitors on both sides, chasing surveys and searches, keeping the chain informed and moving, and intervening early when something stalls. You will hear from us regularly, whether or not there is progress to report, because silence from an agent is its own kind of bad news.

If a problem emerges, and on a period property it sometimes does, we will tell you straight away and come to you with options rather than a problem.
